Can I buy if I live interstate?
Yes. The exclusive period for eligible home buyers has ended. Anyone can now buy, investors included, at the same fixed price.
Has the price gone up?
No. $696,000, GST inclusive, unchanged. Why the price is fixed.
Is this one contract or two?
Two. Land with us for $300,000. Build with Stunning Homes for $396,000. Stamp duty is assessed on the land contract only. Confirm your figure with your conveyancer.
Can I buy in a company, trust or SMSF?
Ask us and we will confirm for your structure. For an SMSF, speak to your accountant too.
What deposit, and is there cooling-off?
10% of each contract: $30,000 for the land and $39,600 for the build, $69,600 in total. Cooling-off on the land contract is two clear business days, and the land deposit is not due until it ends. The building contract sets its own payment terms.
When is settlement?
Under the draft contract the land settles within 14 days of the later of the plan of division being deposited at Land Services SA and your finance approval, or on another date agreed in writing. The build completes later, under the building contract. We give you both expected dates in writing.
What title do I get?
Your own. The draft contract makes the sale conditional on the plan of division being deposited at Land Services SA, which creates a separate title for each home. If the plan is not deposited within 18 months of the contract date, the vendor may end the contract and any money you have paid is repaid.
Can I inspect without flying to Adelaide?
Yes. We walk the site with you on a video call and send build photos as it goes up.
