No stamp duty and up to $15,000 for eligible first home buyers of new homes
South Australia helps eligible first home buyers of new homes. These are the two main supports, taken from RevenueSA.
Stamp duty relief
$0 stamp duty, if you qualify
Eligible first home buyers may not have to pay the stamp duty that normally applies to a new home or to vacant land they build their home on. No property value cap applies to contracts signed on or after 6 June 2024.
First Home Owner Grant
$15,000 one-off, up to
A one-off payment of up to $15,000 for eligible first home owners who buy or build a new home to live in. It covers a contract to build a home. No property value cap applies to contracts signed on or after 6 June 2024.
Who may qualify
- You are at least 18 and a natural person (not a company or trust).
- At least one buyer is an Australian citizen or permanent resident, or a New Zealand citizen living permanently in Australia on a Special Category visa.
- For contracts signed on or after 13 February 2025, neither you nor your spouse or partner has owned Australian residential property before.
- You live in the home as your main residence for at least 6 continuous months, starting within 12 months of finishing.
RevenueSA decides who qualifies and applies the rules on the day you sign. We do not say you qualify. Check stamp duty relief and the First Home Owner Grant on the RevenueSA website, and get your own advice. You apply for each separately.

- The build is paid in stages under the building contract.
Before you rely on any of it
- Ask RevenueSA, or your adviser, how the rules apply to a land contract plus a building contract.
- These homes were listed on HomeSeeker SA. The exclusive period for eligible home buyers has ended, so anyone can buy. We do not say HomeSeeker SA gives you extra help.
- If you plan to rent the home out, you will not meet the live-in rule. That is an investor purchase. See the investor page.
